What's The Eligiblity Criteria?

As a guide, if you can provide the following information, then it's likely we can get funds for the Business Finance settled into your account within 48 hours (2 business days) from now.

  • Have an ABN
  • Have an up to date profit and loss
  • Letter from your accountant confirming funds are for business use

  • Got property that has equitity available as security

What Security Can I Use?

If you live and work locally, then typically you'll need either a residential, which could be in Cranbrook or around Townsville, or Townsville commercial property that has equity available for the security of the funding. The property can be located pretty much anywhere including Cranbrook Townsville. Generally though, if your property is in the city you'll be able to borrow more against it than if it's in a smaller town.

Thank you for your assistance with my financial situation

Dear Aiden and Dave,

I am writing this e-mail to you for several reasons. Firstly, to say thank you for your assistance with my financial situation. Your advice and planning were paramount in giving me a real understanding on how to pay my home off sooner but also on how to achieve such an important task and build my property portfolio at the same time.

I must admit that going into the initial meeting I had my reservations and my own ideas on how to build wealth and reduce debt. However, once we completed our initial discussions I realised the traditional way was going to take a long time and had aits short comings.

Your idea of laying out a step by step plan and pooling all of our investment income allowed me to pay off the home that I currently reside in way quicker. In fact, It was so much quicker that it reduced the time remaining on my home loan by 15 years.

The most outstanding part of this was that no additional funds were required from me what soever, just careful planning and the correct set up and structure. By the end of the second meeting I understood the importance of using a certain type of investment property and one that would support the growth numbers required.

I must admit I am blown away by the ease of the process and the results that you have created for myself and my family. I will certainly be recommending your services and business to friends and family.

Thank you once again All the best from,

Paul & Barb Peterson

Letter of recommendation for your company

Dear Aiden,

It was my pleasure to write this letter of recommendation for your company when you asked, only willing to do so due to the impeccable service and advice that we received.

As you know I am retired from the QLD Police Force and there had a good pension which was satisfactory for my day to day needs. Once my position in life was analysed and identified my latest objective was to pay off my mortgage as quickly as possible but also leaving some funds for nieces and nephews when I pass it was obvious that I was after some guidance to make this happen.

Precise, Enthusiastic & Knowledgeable are a few words that sum up in opinion of you and your company. We worked together to ensure that my goals were met and I’m happy to say that the new financial path that I am now on thanks to Financial Futures will have me creating a further equity portfolio of $367,000 but also it achieved a mortgage reduction of 10 years. Now I am able to pay my mortgage off in a little over 4 years.

Thanks for steering me in the right direction and I am happy to say that I have mentioned your services to friends and former work colleagues.

Yours Faithfully

Tom Vanzyl

We were impressed with how patient and informative you were

Dear Aiden and Dave,

I would like to thank you for the opportunity to share our experience with other potential clients. Firstly, for our situation we were impressed with how patient and informative you were with us from the very first meeting. Although we had already taken steps towards building a property portfolio by setting up a line of credit and an offset mortgage account, we learnt through Financial Futures how to use an investment property in a high growth area to pay our existing mortgage off 21 years sooner.

With previous companies we found there was a lack of support and knowledge in the industry, this made us nervous and therefore we didn’t proceed. Once the Financial Futures strategy for mortgage reduction was explained to us it was amazing when the figures showed a saving of over 21 years and approx. $220,000 in interest.

Your property analyst knew what he was talking about and the recommended investment property proved to be critical in our plan. The growth of our purchase has already exceeded 20%, which has surpassed our expectation. We are delighted with your concepts, investment property & professionalism in our dealing and reflected just the other day that we have indeed saved over $220,000 through your firms recommendations.

We are excited to recommend not only our family and friends to your company but anyone that has the chance to read our story and meet with you. We look forward to sharing our completed story with you in a few years.

Yours Faithfully

Sam and Mick Shepard

Frequently Asked Questions

1Am I eligible for a business loan?
There are a few criteria you need to meet. You must be a Pty Ltd business with an ABN that has been in business for 2+ years; you should have a clear credit history, and can provide us with an up-to-date Profit and Loss statement, latest tax returns and a letter from your Accountant confirming that the funds are for business use. And of course, you need a property with sufficient equity available for security.
2How do you differ from other lenders?
We typically provide larger loans in the range of $50,000 to $5 Million, and can do so in a shorter timeframe than the majority of our competition – within 48 hours if needed.
3How do I apply?
It’s easy, simply pick up the phone and ring us, or click here to fill in the form on the website.
4How much can I borrow?
The equity in your property is primary in determining the amount of funds we can lend. Lending starts from $50,000 and can go into the millions.
5How fast can the funds arrive?
As soon as you get all the required paperwork to us, we can process it. It usually takes 1 week, however we can fast track the process in 48 hours if it's urgent. The sooner you get us the required information, the faster you’ll get your money.
6What's the length of the loan?
We find that most customers come to us for a short-term solution to a particular funding problem (usually 3-12 months), and then look for longer term options as needed.
7Do you do Credit Checks?
Yes, checking the Director(s) profile with a credit agency will help us in making responsible lending decisions.
8If I wish to re-apply for a new loan, do I have to provide all the information again?
Re-applying for a new loan generally only involves checking that the information you previously provided is still valid and up-to-date, as we will still have the information you supplied us with the first time around. However, if your business has changed substantially itwill be useful to provide us with that information.
9What’s the interest rate?
Interest rates typically start at 12% – 15% per annum on 1st mortgages. 2nd mortgages and caveat loans usually start from 2% - 3% per month.
10How much property equity is required?
We typically lend up to 70% of the value of the property for metro area property (70% LVR). LVR's are usually lower for rural areas.
11Do I have to be in a big city?
While most of our lending occurs in the large metro areas, we will happily lend in areas such as Cranbrook, Townsville as well. However, Loan to Value Ratio's will likely be lower for rural areas than for metro.
12Can I use a commercial property or land instead of residential?
We will lend on residential and commercial properties, including land, so long as there is sufficient equity available.
13Does it have to be my own property to be used as security for the loan – can I use a family or business partners property instead?
The property can belong to a family member or business partner; they will need to be involved in the loan process.
14Do you only do mortgages?
We do mortgages and caveat loans. If your property has no current mortgage we would do a 1st mortgage, or if you have a current mortgage, we would most likely lend a 2nd mortgage. However in some cases a caveat loan might be more applicable to your situation.
15What happens if the loan can’t be repaid?
In the event of after any changes in the business that would impact your financial situation, we strongly recommend you give us a call immediately. We will work proactively with you to find a positive solution that suits all parties involved. This may involve an amendment to the contract or developing alternate options. If the business defaults on the loan, we have many rights, as detailed in the loan documentation and, if applicable, any security agreements. Generally, the business will be charged default interest on any overdue amount, and fees in relation to any rejected payments. We may also re-examine the risk margin in respect of future payments, and potentially have the remaining scheduled repayments re-rated. If the default is serious we may demand full repayment of the loan and take action to recover the outstanding funds (including referring the debt to a third party debt collection agency for recovery action if necessary).
